Buying New..What to do?!?
Looking to buy a new construction home or condo???
First thing that most people make a mistake at is……..DON’T GO TO A BUILDER WITHOUT A REAL ESTATE AGENT!!! Always you an agent when you are buying, you do not pay for the agent the builder does…And you are probably saying..Well..Jay but doesn’t that affect the incentives….Truth is …NO! They will still give you the same incentives whether you have an agent or not…So it is really they penalize you when you are not represented by an agent…But Jay…They have Sales Reps on site..Yes..But are they for your best interest…or THE BUILDERS?? Simply the Builders..So Bring an Agent…
YOU MUST EITHER BRING THE AGENT WITH YOU ON THE FIRST VISIT OR TELL THE ON SITE SALES REP WHO YOUR AGENT IS ON THAT FIRST VISIT! I obviously lean more towards bringing the agent (especially if you are my client) so that you can understand the true facts from day one.
Right now, in the winter months…The builders are giving more incentives as sales are slower..and some are even offering LARGE PRICE REDUCTIONS…
