<p>First thing that most people make a mistake at is&#8230;&#8230;..DON&#8217;T GO TO A BUILDER WITHOUT A REAL ESTATE AGENT!!!  Always you an agent when you are buying, you do not pay for the agent the builder does&#8230;And you are probably saying..Well..Jay but doesn&#8217;t that affect the incentives&#8230;.Truth is &#8230;NO! They will still give you the same incentives whether you have an agent or not&#8230;So it is really they penalize you when you are not represented by an agent&#8230;But Jay&#8230;They have Sales Reps on site..Yes..But are they for your best interest&#8230;or THE BUILDERS??  Simply the Builders..So Bring an Agent&#8230;</p>
<p>YOU MUST EITHER BRING THE AGENT WITH YOU ON THE FIRST VISIT OR TELL THE ON SITE SALES REP WHO YOUR AGENT IS ON THAT FIRST VISIT! I obviously lean more towards bringing the agent (especially if you are my client) so that you can understand the true facts from day one.</p>
<p>Right now, in the winter months&#8230;The builders are giving more incentives as sales are slower..and some are even offering LARGE PRICE REDUCTIONS&#8230;</p>

			<content:encoded><![CDATA[<p>January (Really from Thanksgiving on to Feb.20 or so) is normally the best time to buy Real Estate because business is the slowest&#8230;Sellers who have their home on the market need to have it sold now, otherwise they would have waited until spring (best time to list your property for sale.) But&#8230;You are asking yourself why is this the best time&#8230;.well..Sellers of Resale Property and New Builders of new construction will give more during this time..</p>
<p>Other thoughts&#8230;..</p>
<p>Ever wish you bought a home or maybe even a few when the homes where rather in experensive and then they blew up in Value overnight??? I believe that is what is going on in the Denver Metro Market now&#8230;This Buyer&#8217;s Market that we have now entered in will bounce back to a sellers market&#8230;when &#8230;who nows&#8230;but If you can afford to buy now and hold on to the property..I guarantee you will have little regret&#8230;</p>
<p>Another way to think about this is&#8230;when is the best time to buy a car?? Why? Well, generally the best time to buy is at the end of a month because they are looking to meet their quotas or have more to give at that time&#8230;take that perspective into real estate in January&#8230;</p>
